When your offer is accepted with us, we don't disappear but try to help as much as possible with the conveyancing process. We all work as a team so anyone should be able to help you, not just the one who showed you the flat. With an average of well over 15 years working at Stern Studios, our staff are probably some of the best in London to help!
How do I find something before it goes under offer?
It is tricky to buy in the competitive London market but registering direct with Stern Studios should put you ahead of the game.
As soon as we know we are getting a new flat we put very brief
details on the "New Flats" list.
Once we have seen the flat and completed the description, we immediately
email those on our register with the full details, plan and viewing arrangements.
The full details will not appear anywhere else until we have done this.
Make sure you're in a position to offer as soon as you find a flat you like, so do your homework first! Investigate your mortgage options; best of all get your mortgage agreed in principle. Decide what kind of property is acceptable to you; what's essential, what isn't etc. You'll then be just as prepared as the professionals to put in an offer on the first viewing if you find a flat you like.
Successful in getting your offer accepted? Congratulations... but don't rest on your laurels! In England, very little is legally confirmed until the contracts are exchanged so try to get a move on with the conveyancing process. Don't leave any forms at the bottom of your in-tray or on your "to do list"! Return everything promptly, keep in regular contact with your solicitor and us and (touch-wood), you should be fine!
Why don't you have photos/aerial views/rotating logos?
Speed and simplicity.
Our property descriptions are short, to the point, relevant and above all effective. By providing a floor plan and description in plain English, we try to give a real feel for the flat. Photographs are a no-go with small flats! They almost always mislead, which results in wasted time to both the buyer and seller. All the flats are dealt with in the same way so they should be easy to compare and contrast.
